                                   SELLING YOUR HOUSE??
                                       Top 10 Selling Ideas
If you are selling your house, you certainly are not alone.  There are thousands of homes for sale these days.  It definately is a buyer's market.  Listed below are a list of 10 things you can do to make your house more attractive to buyers:

1)  First of all, you must make a good "First Impression".  The outside of your house is the first thing people see.  If they drive up and see that it is dingy and dirty, they may keep on driving.  If it is fresh, bright, clean and inviting, you've impressed them so far and they will want to see more.  Make sure your front door has a fresh coat of paint, your porch and walk ways are swept and free of debris, place a trio of seasonal plants near the entrance and put down a new welcome mat,  These all say "Come on in".

2)  Clean out the clutter.  This is probably the most important thing you can do.  Buyers want to see open, spacious areas so they can picture their belongings in your space.  Professionals say, if you haven't used it in 3 months, then box it up and store it elsewhere.  Some areas that need this attention are:  book shelves, closets, cabinets, dresser tops, counter tops, junk drawers and the garage.

3)  Take out 1/2 of your furniture.  Chances are, you have too much furniture, with several pieces placed on every wall.  Your rooms need to be and look spacious.

4)  Place your furniture in each room uniquely.  Pull the couch away from the wall and reposition it into a conversational group.  But, when doing this, remember the walking flow.  Don't block any of the major walk ways.  Again, this will open up the room and make it seem more inviting.

5)  Let the sun shine in.  Remove those old heavy draperies and replace them with something light and airy.  This will allow the natural light to come in more freely and cheer up the room.  If you have long, narrow windows, extend the curtain rod a foot or so on each side to suggest witdth.  This way, your curtains won't block any of the window and will appear as though you have larger windows.  If you have low ceilings, hang the curtain rod higher and choose curtains that have some sort of vertical design to create the illusion of height.

6)  Increase the wattage in all of your lamps and fixtures.  Use each of the 3 types of lighting that completes a room.  The 3 types are General (Overhead), Task (Under cabinet), and Accent (Lamps).  A layered combination of these 3 types will give the room great ambience.  Having lights at different heights illuminates different areas and makes the room interesting and inviting.  A fun thing to do is place reflective items near a light such as a mirror or sun catcher.  This will really sparkle and glow.

7)  Color your walls.  It's always been said:  When selling your house, your house should have neutral walls.  Yes, that's true, but how about a little darker shade of that white or off-white?  Imagine painting one wall in a darker shade of your off-white as an accent wall.  This deeper tone on the wall will enhance the room and create a beautiful focal point that can be intimate and cozy.

8)  Add a dramatic flair of black.  Black works with every color of the rainbow.  You can revive a dingy piece of furniture by painting it black.  You will bring it back to a stylish, great looking piece of furniture.  Add contrast and make a statement with black picture frames, lamp shades and accessories.  It's a great look.

9)  Place your wall art in interesting displays.  Break up the horizontal line that you have traveling around the room.  Hang your pictures and accessories vertically or diagonally.  Place a piece lower to fit in with a furniture grouping.  You can definately add some interest to a room.

10)  Accessorize in threes.  3 is the magic number.  It's pleasing to the eye.  Decorate an end table with a lamp, a medium sized plant and strategically place a book or small tray.  Vary the heights and widths along with placing the largest item in the back  and the smallest in the front.  Good Luck and Happy House Selling!!

~~~~~~~~~CKI INTRODUCES..."EASY LIVING HOMES"~~~~~~~~~~~~~~~
In October of 2007, I took 3 classes in Appleton to learn more about a style of living.  This style is known to have serveral names that you may recognize  "Universal Design", "Accessible Living", or "Aging in Place".
So as my certificate states, I am a "CAPS".
We were not real excited about any of those descriptive names, so we decided on "EASY LIVING HOMES".
What is an "EASY LIVING HOME?"  An "EASY LIVING HOME" has features and products that make a home safer and more comfortable for all people even when their needs and abilities change.  As people age, changes in physical abilities can make daily routines more difficult.  Climbing stairs, bathing, and preparing meals can become challenging.  People often adjust their personal behavior to offset a houses' shortcomings.  This doesn't have to happen.  You don't have to change ~ Change your home instead.  Home modification, or changes to your home that can make it more comfortable , safer, and easier for you to go about your daily activities, can be a key factor in increasing the likelihood of staying independent  and injury-free in your home.  This type of desigjn is for EVERYONE!!  Not just the elderly.  There are 3 types of people:
*  People without any Urgent Needs:  This includes people who are not
  experiencing any health issues.  There are 2 types of these people:
   *  Procrastinators:  They deny their need for this design and will deal with it if
      and when the time comes.
   *  Planners:  These people are in good health, but are aware they may have
       future needs for this design.
*  People with Progressive or Chronic Conditions:  This includes people who may
  have Arthritis, Diabetes, Back Conditions, MS, Obesity, Elderly, etc.  In these
  cases, long term home modifications are necessary.
*  People with a Traumatic Change:  This includes people who may have had a
  Stroke, Heart Attack, Car Accident, or Surgery and need immediate
  modifications to their home for them to recuperate and remain living there.
  "Easy Living Homes" delivers 3 beneficial features for people today and
  tomorrow:
 1.  Convenient Access:  A convenient, step-free entry into your home and
       throughout your home helps avoid trips and falls.  These easy entry and
       threshold-free doorways make it easier for family and/or friends who rely on
       assistance for mobility.
 2.  Convenient Passage:  With wider hallways and doorways, there is plenty of
       room to pass through without bumping into walls or door frames.  This means
       complete independence for those who struggle with small or narrow spaces.
 3.  Convenient Usage:  All necessary living space is located on the main floor.
       This means fewer trips up and down the stairs since all the rooms you spend
       most of your time in are on one level.  This self-contained floor makes it
      possible for people who develop a serious medical condition to remain in their
      home and retain their independence.
There are many small, simple changes that have a low cost that can greatly increase its comfort, safety and accessibility:
~ Add smoke detectors/carbon monoxide detectors on all floors of the house.
~ Use higher wattage light bulbs to increase lighting.
~ Replace traditional light switches with large rocker switches.
~ Change round doorknobs with lever door handles.
~ Install offset hinges on doors to add 2 inches of width for easy access.
~ Mount grab bars by toilets and tubs.
~ Install a hand-held adjustable shower head.
~ Install lever handle faucets with built-in anti scald protection.
~ install hand rails on both sides of staircases.
~ Raise dishwasher 18" off the floor.
Some larger scale modifications that can be made are:
~ Roll-in/walk-in shower/tub
~ Higher toilets.
~ 42" hallways ~ 36" doorways.
~ No step entries.
~ Pull out shelving in cabinets.
~ Add lighting.
~ Replace plush carpeting with a low-nap, slip free surface.
~ Switches/outlets 48" or less off the floor.
There are so many changes that can be made, I can't possibly list them all.  If you would like more information on this design, please do not hesitate to call.
****NOTE:  The cost of remodeling an existing house to the design of an "Easy Living Home", can be a little costly depending upon what is being remodeled.  If you are planning on building a new home, it is a very wise decisionn to incorporate several of these design ideas into that plan.  Doing it this way should only cost you about 5% more.
DID YOU KNOW....
They make a spray paint especially for appliances.  So, you can turn your beautiful white appliances into the fashionable stainless steel appliances.  The paint is heat resistant and has a durable finish.  By using a spray paint, you won't have any brush strokes and it produces an even, smooth and professional look that dries with-in 24 hours.  You can find appliance paint at a local paint or hardware store for about $19.99.
SHOCKING NEWS ABOUT BATTERIES.
What do you do with your batteries once they have died?  Throw them in the trash?  Most of us do.  Did you know that when we throw these batteries into the trash they end up in the landfill.  When these batteries are laying in the landfill they are leaking dangerous metals such as lead, arsenic, zinc, camium, copper and mercury.  This toxc combination then seeps into the ground water and eventually into the food chain.  Let's try to make a difference.  Bring them to a "Toxic
Waste Disposal" area if possible.
******PLANT BERRY OR NECTAR BEARING TREES TO ATTRACT BIRDS*********
One of the most peaceful and relaxing sounds to me is listening to the birds sing.  There are several ways to attract birds to your yard.  Start with taking a look at your yard.  What does your yard offer a bird?  Does it provide shelter, housing, food or water?  Birds like trees and shrubs to give them warmth and protection during bad weather.  They look for places where they can gather materials to make their nest, along with a place to put their nests for 6 weeks.  If you want to plant trees to attract a wide variety of birds, choose trees or plants that bear fruit or nectar.  Any kind of Berry tree, Dogwood, Mesquite, Fir, Pine, Hemlock, Oak, Pine, Maple, Spruce, and Cypress trees are all good choices.  Of course, birds like bird feeders.  Try putting sunflower seeds, thistle, cracked corn, millet, or suet in them.  That is their favorite.  Provide them with a bird bath or some sort of water so they can drink or bathe.  A bird bath should be cleaned occassionally to rid it of old, stagnant water.  Watch for  any insecticides, fertiliizers, or any other commonly used chemicals around the birdbath and bird feeders or especially around the areas of a nest.
